Fees

All four fees, and what each leaves out

A flat fee is the lawyer’s whole charge for the work it names. If a case grows past it, we stop and quote the next stage in writing before doing any of it.

  • Eviction

Nonpayment, a lease that has ended, or a broken lease term, from the notice to the court’s ruling.

    • Your notice checked, or written for you
    • The complaint drafted and filed
    • A lawyer at the first hearing
    • The court’s filing and bailiff fees
    • A contested trial, which we quote flat
    Term:
    per tenant household
  • Lease and house rules

One lease written for how you actually rent, with a house-rules page your tenants can read in five minutes.

    • A lease drafted to your properties
    • Pets, parking, utilities and late fees set out
    • A video call to walk you through it
    • Commercial or mixed-use leases
    Term:
    one lease, every unit
  • Move-out deposit letter

The itemized letter that keeps part of a deposit, written from your photos and receipts in time for the deadline.

    • Your photos, invoices and lease read
    • Each deduction listed with its cost
    • The letter sent for you, with proof of mailing
    • A small-claims hearing if the tenant sues
    Term:
    per move-out
  • Fair housing review

Your screening rules, your ads and how you answer accommodation requests, read against fair housing law.

    • Written screening criteria you can hand applicants
    • Listings and ads reviewed line by line
    • A reply template for accommodation requests
    • Defending a complaint already filed
    Term:
    per portfolio

Court costs, bailiff and service fees are billed by the court and paid by you. We tell you what they usually run in your county before you sign.

When a case grows

Next stages, quoted flat

None of these is in a fee above. Each is quoted in writing before it starts.

  • A contested eviction trial

When the tenant answers and the court sets a trial. The fee depends on how many witnesses there are and how the court runs its calendar.

  • A small-claims deposit hearing

Preparing your photos and invoices and standing with you at the hearing. A flat fee, quoted before you decide.

  • Collecting a money judgment

Garnishment of wages or a bank account after the court orders back rent paid. Quoted per judgment.

Questions about paying us

How do I know the fee before I sign?

Each service above is a flat fee, and we send it in writing in the engagement letter before you pay anything. If your matter is bigger than the usual one, we say so before you sign.

When do I pay?

When you sign the engagement letter, by card or bank transfer. For an eviction, the court’s filing fee is paid at the same time so we can file without waiting.

Is there a discount for several evictions at once?

Yes, for three or more households filed together in the same court. We quote it on the first call.

What if the tenant moves out the day after we file?

The fee stays the same: the notice, filing and preparation are already done. We dismiss the case for you at no extra charge.
