What we handle

Evictions for landlords

When rent stops, or a lease has ended and the tenant hasn’t left, we take the case from the notice to the court’s ruling for one flat fee.

Most evictions that fail, fail on paper: a notice served a day early, a ledger that doesn’t match the complaint, a lease left out of the filing. We read every page before it goes to the court, and a lawyer stands with you, or for you, at the hearing.

If the tenant files an answer and the case is set for trial, we tell you the trial fee in writing before you decide whether to go on.

In the flat fee

  • The notice checked, or written for you

  • The complaint, lease and rent ledger filed together

  • A lawyer at the first hearing

  • Every call and email until the court rules

How an eviction runs

  1. 01

    Step 1: The notice

We read the one you have or write a new one, and tell you the earliest date the court will accept a filing.

  2. 02

    Step 2: Filing the complaint

We file the complaint with your lease and ledger attached, and the court sets a hearing date.

  3. 03

    Step 3: At the hearing

A lawyer appears with you, or for you where the court allows. Most cases end here, by ruling or by agreement.

  4. 04

    Step 4: The move-out

If the court rules for you, we explain the order and the bailiff’s part, and what you may and may not do in the meantime.

Questions about evictions

Can I change the locks or shut off the water instead?

No, and it’s the quickest way to turn a simple case into one against you. Until the court orders the tenant out and the bailiff carries it out, the home is still theirs to live in.

Can I take partial rent while the case runs?

It can undo the case, depending on how the notice and lease are written. Call us before you accept any payment.

What if there’s more than one tenant on the lease?

It’s still one household and one fee. We name everyone who should be named.
