What we handle
Security deposit letters and disputes
The itemized letter that keeps part of a deposit, written in time, and help if a former tenant disputes it.
There is a deadline to return a deposit or explain what you kept, and a landlord who misses it can owe more than the deposit itself. We write the letter from your move-out photos, invoices and the lease, and list each deduction with what it cost.
If the tenant sues in small claims, we can stand with you at the hearing for a separate flat fee.

Questions about deposits
Can I keep the deposit for unpaid rent?
Usually, yes, if the lease says so and the letter lists it. We’ll check both.
The tenant left no forwarding address. Now what?
We tell you where the letter should go and how to show you sent it.
What counts as normal wear?
Faded paint, light carpet wear and small nail holes generally do. Burns, stains and broken fixtures generally don’t. We go item by item.
