What we handle

Leases written for your units

One lease, written for how you actually rent, that you can use for every unit you own.

Downloaded leases are written for every state at once, which means they fit none of them closely. We start from your properties: who pays which utility, whether pets are allowed, where tenants park, what a late payment costs and when.

You get the lease, a one-page house-rules sheet and a video call where we go through both until you could explain them to a tenant yourself.

In the flat fee

  • A lease drafted to your properties

  • A house-rules page in plain words

  • Late fees and deposits set within the law

  • A video call to walk through it

From questions to a signed lease

  1. 01

    Step 1: A one-page questionnaire

About your units, your tenants and what has gone wrong before.

  2. 02

    Step 2: A first draft

Within about a week, with notes beside anything we changed from your old lease.

  3. 03

    Step 3: A walk-through call

We go through it together and make the changes you ask for.

  4. 04

    Step 4: Yours to use

The final lease and house rules, in a format you can fill in for each new tenant.

Questions about leases

Can I keep using my old lease until this one is ready?

Yes. The new one applies to new tenants and to renewals; it doesn’t change a lease already signed.

Do you write leases for commercial space?

Not in this fee. A storefront or a mixed-use building has different rules, and we’d quote it on its own.

What if the law changes after you write it?

We send current clients a short note when a change touches their lease, and update it for a small flat fee.
